You accept a quote for the bathroom. Demolition starts on a Monday. By Wednesday, the builder is showing you rotten framing and a revised price. Ponsonby homeowners tell that story often.
Old Auckland houses hide their problems behind the linings. Pull up the vinyl in a 1910 villa, and you rarely find a level floor. Kauri joists have settled over a century. Someone carved the bathroom out of a back porch in the 1970s. Behind the gib, the pipework spans three eras. Pricing an old house takes more than a walkthrough.
TJ’s Kitchens and Bathrooms has renovated Auckland homes since 1996. Every job runs under Licensed Building Practitioner supervision. We agree on the fixed price before anyone lifts a tool.
Quick Summary
Kitchen and bathroom renovations Ponsonby residents look forward to needing a different approach. Most homes here are villas, bungalows and art deco houses built before the 1940s. Uneven floors, kauri framing, old wiring, and tired drainage often remain hidden behind walls. Renovation costs run above the Auckland average, and moving fixtures usually trigger a building consent application.
TJ’s runs the whole renovation process through a single project manager. We offer a fixed price with a 10-year written workmanship guarantee for a worry-free renovation.
What Makes a Villa Renovation in Auckland Different?
Villa and bungalow renovations take longer per square metre than the same work in a 1990s home. Almost nothing in a pre-1940 house sits square or level. Auckland Council also applies a Special Character Areas Overlay across much of the central isthmus. Inside that overlay, substantial demolition of a pre-1940 building will need resource consent from the local government.
| What we find | Why it changes the job |
|---|---|
| Floors out of level by 20mm to 40mm | Benchtops need scribing and packing, not straight fixing |
| Kauri and rimu framing | Harder and more brittle than pine, so fixings behave differently |
| Original galvanised plumbing | Undersized and corroded. Usually replaced back to the main |
| Scrim and lath linings | Come away in sheets, exposing wiring and insulation |
Keeping original kauri framing and joinery in place also uses far less new material than stripping a room to a shell.
Kitchen Renovations in Central and Eastern Auckland
A kitchen renovation Auckland character home looks best with custom cabinetry, not modular units. Standard carcass sizes leave visible gaps against walls that bow. Our cabinetmakers measure on site after demolition, not before.
Efficient building is also the most cost-effective way to build and renovate at this stage. BRANZ notes that installing tap aerators, for example, cuts flow to 6, 8 or 12 litres a minute. Standard taps run 18 to 28 litres a minute. That adds up to a sink you use all day. Smart technology fits the same way. Think induction hobs with pan sensing and LED strips under the wall units. Also choose a dishwasher based on its water rating.
Our kitchen renovation service covers design, custom joinery, appliance selection and project management. We also handle single rooms and full home renovations.
Bathroom Renovations in Ponsby, Remuera and Grey Lynn Villas
Villa bathroom renovations nearly always mean relocating something, because the original house had no internal bathroom. In Ponsonby and Grey Lynn, that bathroom usually started as a lean-to off the back porch. Remuera villas sit on wider sections, so there is often room for an ensuite as well. Either way, expect new drainage and a need for a building consent. Water efficiency earns its place here. Aucklanders used 257 litres per person per day in the latest Auckland Water Strategy update. The council wants to cut that by 20 per cent over three decades. Every showerhead, toilet and tap sold here carries a WELS water efficiency label. Compare star ratings on the box before you buy. Upgrading to a 3-star showerhead and dual-flush toilet costs little more and lasts twenty years. Heated towel rails on timers and humidity-sensor extractor fans deal with damp, the other villa problem. Our bathroom renovation service covers waterproofing, tiling, colour and fixture selection, and consent paperwork.Central Auckland Renovations: the Suburb we Cover
TJ’s works across the central isthmus and the eastern bays. Ponsonby, Grey Lynn, Herne Bay and Mt Eden sit inside or beside Auckland Council’s special character overlay. So do Epsom, Remuera, Newmarket and Mission Bay. That overlay is why villa renovations make up so much of our work. Kitchen and bathroom renovations Ponsonby residents ask about almost always involve a villa built between 1900 and 1920.
A Ponsonby and Grey Lynn villa renovation rarely looks the same. Grey Lynn is a suburb in Auckland full of 1900s workers’ cottages on narrow sites. Those jobs need a renovation company familiar with Auckland conditions that can work around a shared driveway.
Epsom and Mt Eden add art deco homes with their own detailing. We also cover bathroom renovations east of Auckland, plus complete bathroom renovations that homeowners need in the west.

Frequently Asked Questions
How much does it cost to renovate a kitchen in Auckland?
A mid-range custom kitchen in Auckland costs $25,000 to $45,000. Entry-level work starts near $15,000, and high-end joinery passes $60,000. Villa kitchens sit in the upper half because of the extra fitting work. Our kitchen renovation Auckland cost guide breaks this down by component.
How much does a full bathroom renovation cost in NZ?
A full bathroom renovation in New Zealand costs $20,000 to $35,000. That covers demolition, plumbing, waterproofing, tiling, fixtures and electrical. Villa bathrooms often pass $30,000, because the drainage and framing need work too. See our bathroom renovation cost guide for the tiers.
How long does a bathroom renovation take in an older Auckland home?
On-site work takes three to five weeks for a kitchen and three to four for a bathroom. Add six to ten weeks beforehand for design, joinery manufacture and building consent. Character homes often need an extra week once the linings come off.
Do I need Auckland Council consent to renovate my kitchen or bathroom?
Not always. You can usually replace a fixture in the same position without consent. Schedule 1 of the Building Act 2004 covers it. But you’ll need consent to move plumbing, add a bathroom or alter its structure. The same applies to a waterproofing membrane in a tiled shower. Exempt work must still meet the Building Code, as the Licensed Building Practitioners guidance explains.
How do I choose a kitchen and bathroom renovation company in Auckland?
Check three things. Confirm the company holds Licensed Building Practitioner status on the public register. Ask for a fixed-price contract that itemises every line. Then ask to see finished projects in homes the same age as yours.
Can I live in the house during the renovation?
You can still usually stay in your home while renovation is ongoing, if you have a second cooking option and a laundry sink. Bathrooms are harder in a one-bathroom house, though. Most clients arrange other facilities for the two to three weeks the room is out. Before we start, we agree on access and working hours.
Does a kitchen or bathroom renovation add value to an Auckland home?
Some buyers judge a house on the quality of its kitchen and bathroom. In high-value central Auckland suburbs, a sympathetic renovation recovers a large share of its sale cost. Work that suits the age of the house holds value better than a contemporary fit-out dropped into a villa.
Can you renovate a villa kitchen without losing its character?
Yes. Keep the original architraves, skirtings and sash windows, then match the new joinery to their proportions. Shaker doors, a deep butler sink, and a timber benchtop suit a 1910 villa. Hide the modern parts. Integrated appliances and concealed rangehoods do the work without competing with the room.
