How to Choose a Kitchen & Bathroom Renovation Company in Auckland

Three quotes land in your inbox. One is a single page with a number at the bottom. Another runs to fourteen pages and costs $40,000 more. The third never arrives. Comparing them feels like an impossible task. Every renovation company in Auckland describes itself the same way: experienced, trusted, quality-focused.

Searching for a kitchen and bathroom renovation company Auckland families trust requires more than just taking a look at their website. What separates a best hire from an expensive mistake? Here is how to choose the right renovation company for your next renovation project.

Quick Summary

Choose a kitchen and bathroom renovation company in Auckland by verifying six things before you sign. They must have: a current Licensed Building Practitioner licence, a written workmanship guarantee, a fixed-price contract with an itemised scope, a named project manager, completed local projects you can inspect, and industry credentials such as NKBA membership.

Restricted building work must legally be done or supervised by an LBP. This includes any residential job costing $30,000 or more, which requires a written contract. Verify the licence yourself rather than just trusting a badge on a website.

TJ’s Kitchens and Bathrooms has renovated Auckland homes since 1996. As Licensed Building Practitioners and NKBA members, we offer a 10-year written workmanship guarantee and one contact from start to finish.

Ask for the LBP Licence

Ask for the LBP number before anything else. Licensed Building Practitioners have been assessed as competent to carry out work critical to a home’s structure or weathertightness. Since 1 March 2012, that category, known as restricted building work, must be done or supervised by one.

Not every kitchen renovation requires it. But remove a load-bearing wall to open the kitchen into the dining room, then it applies. Seven licence classes exist, from Design and Carpentry through to Foundations. Some work is exempt from building consent yet still counts as restricted building work.

How to Verify a Licence Under Two Minutes

Search the public register at lbp.govt.nz. It is free and does not need you to log in. The register returns the licence number, the classes held, current status, and any published disciplinary decision.

Keep in mind, though, that an LBP licence belongs to a person, never a business. When a website displays the LBP mark, ask who holds it. Specifically, you can also:

  1. Request the LBP’s full name and licence number in writing.
  2. Search that name or number on the public register.
  3. Confirm the status reads current, not suspended or cancelled.
  4. Ask for the disclosure statement and consumer protection checklist.

Step four is a legal right. Before residential work costing $30,000 or more including GST, contractors must supply a disclosure statement. Contractors are required to declare their qualifications, licensing status, insurance and guarantees. Failing to do so carries a fine of up to $2,000.

Guarantees Count When They are in Writing

Two levels of protection apply here, and one is automatic. Under the Building Act 2004, implied warranties cover residential building work for 10 years whether or not your contract mentions them.

A 12-month defect repair period also obliges your contractor to fix faults reported in the first year. Past 12 months, the burden of proof shifts to you. Beyond that statutory floor, a company’s own written guarantee is where real differences show.

Ask how long the guarantee is, what it excludes, and who honours it if the business changes hands. Any bathroom renovations company in Auckland offering nothing past the minimum is telling you something. TJ’s backs its work with a 10-year written workmanship guarantee.

How to Choose Renovation Builder Wisely

Fixed-price Quotes Move the Cost Risk Off From You

Fixed-price contracts give you a figure you can work on before the renovation begins. Charge-up billing, sometimes called cost-plus, tells you afterwards. Both are legal.

For residential work of $30,000 or more, you must have a written contract. The contract must include a payment schedule and a dispute resolution process is compulsory either way.

Fixed price Charge-up (cost-plus)
You learn the total Before work starts After work finishes
Who carries cost risk The contractor You
Itemised scope Required to price it Often absent
Variations Priced and signed off individually Absorbed into a running total
Best suited to Defined kitchen and bathroom work Unknown-scope structural work

Test what happens when hidden or unforeseen conditions appear, because in older Auckland homes they matter. Borer in 1920s floor joists, for example, is common enough that a properly written fixed-price proposal names a provisional sum against it.

Renovations cost far more according to scope than to square metre. For more info about Auckland pricing and costs, you may take a look at our kitchen renovation cost guide and bathroom renovation cost guide.

One Identified Project Manager Beats Five Separate Trades

Be sure to know who is in charge of your renovation project. Get their name and a mobile number.

Renovating a kitchen and bathroom together pulls in a plumber, an electrician, a gib stopper, a tiler, and a cabinetmaker. Their sequencing and coordination decides whether the job is completed on time. Under New Zealand law, your main contractor carries the responsibility for subcontractors they engage, including through the 12-month defect period.

Shortlists usually mix three types:

  • Kitchen renovation companies that do not touch plumbing
  • A Bathroom renovation company that subcontracts its joinery
  • Home renovation companies in Auckland covering both

Builders build, but project managers own the schedule, the consents, and the supply chain. TJ’s keeps project management in-house and pretty straightforward, with one person tracking the renovation process from demolition to final walkthrough.

Past Projects Tell You More than a Photo Gallery

Look for work resembling yours and ask for proof that it was finished properly. Ask for the “unphotogenic parts”: the waterproofing detail, the cabinet carcass, the gib work behind the splashback.

MBIE publishes a guide to tolerances, materials and workmanship. It provides you with an idea of acceptable finish quality, and renovators worth hiring in Auckland. Attention to detail shows in the joins, not the styling. Our project archive covers kitchen renovation and bathroom renovations from the North Shore to West Auckland.

NKBA Membership Adds Credibility

Consider this as a sort of credibility filter rather than a guarantee. The National Kitchen and Bathroom Association is New Zealand’s only body dedicated to this industry. Established in 1982, the association represents over 350 members in ten regions. All members agree to follow its Code of Ethics and Professional Standards.

Membership in professional organizations signals that a business is sincerely committed in their craft. It also separates genuine kitchen and bathroom designers in Auckland from general builders offering design as an add-on. TJ’s has been renovating Auckland homes since 1996 and holds both LBP status and NKBA membership.

How to Choose a Renovation Company

Work through these eight checks in order.

# Check What good looks like
1 LBP licence Named individual, current on the public register
2 Disclosure statement Supplied before signing, in writing
3 Written contract Compulsory at $30,000 and above, including GST
4 Scope of works Itemised room by room, materials named
5 Pricing Fixed price, with provisional sums stated
6 Payment schedule Tied to milestones, no large upfront deposit
7 Workmanship guarantee Term stated, exclusions listed
8 Project manager One named contact, reachable during the build

On the flip side, there are also six red flags you need to watch out for:

  • Quotes on a single page with no itemised scope of works
  • Requests for a large cash deposit before any work begins
  • Reluctance to name the LBP or supply a licence number
  • No written contract offered on a job well above $30,000
  • Timeline promises made verbally that never reach the contract
  • Pressure to decide before you have compared other bathroom remodel contractors

Building consent adds another layer. Move plumbing, alter structure, or install a waterproof membrane under a tiled shower and consent is generally needed. Companies with real renovation experience in Auckland tell you which side of that line your renovation project sits on at the quoting stage.

If you’re ready to choose your renovation partner, then book a free in-home consultation with TJ’s and get a fully itemised, fixed-price proposal to hold against every other quote.

Frequently asked questions

What is a Licensed Building Practitioner and when is one required?

A Licensed Building Practitioner is a designer or tradesperson assessed as competent to carry out work critical to a home’s structure or weathertightness. As professionals, they are recorded on a public MBIE register. Your renovation legally requires one whenever it involves restricted building work.

How do I check a renovation company’s licence is current?

Search the free register at lbp.govt.nz using the practitioner’s name or licence number. Results show licence classes, current status, and any published disciplinary decision. Because the licence attaches to a person rather than a company, ask who will hold responsibility for your job. Suspended or cancelled status means they cannot do restricted building work.

What should I ask a renovation company before I sign?

Request the LBP name and number, and the written contract. Also ask for an itemised scope of works, the payment schedule tied to milestones, the workmanship guarantee with its exclusions, and the site manager’s name. Don’t hesitate to ask these two harder questions: what happens if hidden damage is found, and what happens if the build overruns.

What does an NKBA membership actually mean for a homeowner?

Having an NKBA membership means a company belongs to New Zealand’s only kitchen and bathroom industry association. The company is also committed to NKBA’s Code of Ethics and Professional Standards. Established in 1982, NKBA now has over 350 members across ten regions. For Auckland homeowners, this badge works as a specialisation filter.

How much does a kitchen or bathroom renovation cost in Auckland?

Auckland bathroom renovations run from $7,000 to $15,000 for a budget refresh, $25,000 to $35,000 mid-range, and $45,000 to $60,000 or more for a full remodel. Kitchens vary more widely because custom cabinetry drives the figure. Auckland sits above the national average on labour rates.

Do I need an LBP for a bathroom renovation?

Only where the work counts as restricted building work, meaning it affects the home’s primary structure or weathertightness. Retiling and replacing fixtures in their existing positions usually does not qualify. Removing a wall or altering framing does. Plumbers and gasfitters hold separate licensing.

How long should a renovation take?

Most Auckland bathroom renovations run 3 to 5 weeks on site once materials are confirmed. Kitchens take longer, because custom joinery is manufactured off site before installation begins. Council consent, where required, adds weeks. Any company quoting a timeline should put the completion date in the contract.

Choosing Well

Go back to those three quotes. The one worth taking seriously is neither the cheapest nor the thickest. It names its Licensed Building Practitioner, itemises the scope, fixes the price, states the guarantee in writing, and gives you a person to ring.
Any kitchen and bathroom renovation company in Auckland readily providing you all five has already shown you how it will run your build.
