The owner of this lovely/modern/1950’s/character bungalow/villa/apartment in the up-and-coming/established/popular suburb of St Heliers/Remuera/St Johns/etc wanted more living space in their family home.
TJ’s built a new, larger lounge, and a new roof over the deck to create a more usable and welcoming living area. The roofed deck provides the ideal area for entertaining family and friends, and the old lounge is now used for a playroom and music room for the children.
With an architect neighbour, the client came to TJ’s with plans already drawn up, which made pricing the job a simple affair. Our quote included all materials (including fixtures, flooring, and paint colours), labour and sub trade costs, and TJ’s project management fee. The client was provided with a complete cost for the job, which made the decision to use TJ’s for the renovation easy.
Always keen to provide the best possible renovation for our client, the TJ’s team suggested improvements to the renovation plan including more outdoor lighting and lighting under the roof over the deck so the area could be enjoyed at night.
With two busy owners who work full time, TJ’s project management service was ideal and TJ’s organised all the necessary sub trades to do their work, and kept a firm eye on the materials used and the level of quality provided. The TJ’s team also handled all the building inspections with the council while the job was being done, and the Certificate of Completion when the work was finished, saving the owners the hassle of organising the inspector’s visits as required.
Because the family were living in the home while the renovation work was being done, TJ’s sealed the work area off from the rest of the house as much as possible, to give the family privacy, and contain dust and disturbance.
